Tess Gruenstein

Tess Gruenstein is a highly accomplished investment professional with a distinguished career in real estate asset management and portfolio strategy. She currently serves as Senior Vice President, Acquisitions and Portfolio Management at Bailard, Inc., based in San Francisco, California. In this role, Tess leads the acquisition of new investments and oversees portfolio and asset management for Bailard’s real estate portfolio, focusing on both domestic and international opportunities. Her responsibilities include strategic sourcing, due diligence, and optimizing the performance of real estate assets across various sectors, including commercial, residential, and mixed-use properties. Tess’s expertise spans financial analysis, real estate economics, and valuation, making her a key player in the institutional real estate investment space.

Prior to joining Bailard in 2015, she held senior positions at Allianz Real Estate, where she was responsible for portfolio and asset management of equity and debt investments, as well as sourcing new fund investments. Her earlier experience includes roles as a Senior Associate and Vice President in asset management, where she honed her skills in financial modeling, market analysis, and portfolio optimization. Tess’s background also includes a stint as a Senior Financial Analyst at Kennedy & Associates, further solidifying her foundation in asset management and finance.

Tess holds an MBA in Real Estate and Urban Land Economics from the University of Wisconsin-Madison, Wisconsin School of Business, and a Bachelor of Arts in Economics and Political Science from Beloit College.
